Confidential — Partnership Review
Operational Audit & Stabilization PlanA 90-day path to recover the brand, the pipeline, and the cash.
Modern Lao Homes was built across three operational phases. This document audits where the company stands today — what's been built, what's been lost, what's recoverable — and proposes the technology, marketing, and management infrastructure required to stabilise it.
Prepared for
Mr. Gary Lynn Snider — Managing Director, Modern Lao Group Co., Ltd.
Prepared by
Sam — Incoming CTO & Marketing Lead · 49% Equity Partner
9 paid-customer history · 4 active disputes · 36K dormant audience
Document Status — Preliminary
This audit is based exclusively on data already available to the analyst — Facebook export, WhatsApp archives, Drive Gary Data folder, and the contracts/letters within. It is incomplete and will remain so until the following inputs are received and integrated. The findings herein are directionally accurate but financial reconciliation, dispute status confirmation, and several project statuses cannot be finalised without the items below:
Bank statements — KIP, USD, THB accounts
Vendor invoices — material suppliers, subcontractors
Client invoices issued — outbound AR records
Signed contracts — full set, not just samples
WhatsApp threads — per-client, full export
Accountant call — 1× call, books reconciliation
Bank statement call — 1× call, transaction walkthrough
Vendor expense reports — itemised by month
Subcontractor agreements — full inventory
Part I of II
The Analysis What happened. Where we stand.
A forensic accounting of operational state across three company phases — covering project pipeline, dispute history, financial exposure, and the dormant brand asset.
P. 02
§ 01 — Executive Summary
The position is recoverable. The window is short.
One page. The findings, the numbers, the decision.
Modern Lao Homes carries real history, real customers, and real assets — but currently lacks the centralised technology, marketing rhythm, and management infrastructure to convert them into revenue.
90
Days to stabilize
Findings
01Brand dormant. 36,048 followers, zero meaningful posts since 2024-07-27. Last clean construction post was 9 months ago.
02Page security failure. 18 spam dropshipping posts published 2026-01-06 with unrendered template placeholders. Page admin access was compromised; not yet remediated.
0311 real projects in flight. Active builds, design-phase work, and pending contracts — none currently tracked in a CRM.
049 paid customers invisible. Real money from real clients (Walter Cassidy, John Feheley, Mai Lia, Nandan Gopalakrishna, Kim Sun, +4) sit in Messenger history — never used as marketing or social proof.
054 disputes open — including one classified as physical-safety risk (Pui Ley harassment + police warnings + alleged kidnapping attempt against Mr. Snider).
06Pipeline recoverable. Cameron Stovold (Australian + Lao partner, hot), David Dravinac (220m² active), and 3 design-phase clients ready to convert under the right outreach.

⚠ The Single Most Important Angle
Almost every Modern Lao Homes client — past and present — arrived through Facebook and the website. Both are currently down.
The 36,048 followers, the 9 historic paid customers, the 275 inferred leads in Messenger, Cameron Stovold, David Dravinac — every one of them came in through the brand's digital presence. That presence has been silent for 9 months and was hijacked 4 months ago. The only reason new inquiries continue at all is residual recognition from the Phase I legacy. Without a deliberate FB / IG / TikTok / YouTube reactivation in the next 30 days, the inflow goes to zero. Marketing is not optional for Modern Lao Homes — it is the entire client-acquisition channel. See § 10 for the reactivation strategy.
"The platform position is real. What is missing is the operational infrastructure to claim it. This document is the inventory of what remains, what is broken, and the 90 days it will take to restore."
P. 03
§ 02 — Company History
Three phases. One legacy. One transition. One stabilization.
Modern Lao Homes is not a young company. The audit is specific to the current phase — not the entire history.
Modern Lao Homes was originally founded and operated by Mr. Greg. Under his leadership, the firm built its core legacy across hospitality, banking, and residential construction — a portfolio that continues to anchor the brand today. In mid-2024, the operating asset was transferred to Mr. Gary Snider as an asset-only takeover, including the existing project backlog and outstanding obligations. Through the transition the firm did not implement modern operational infrastructure — no CRM, no marketing automation, no centralised client tracking — and brand activity declined accordingly. Sam now joins as CTO & Marketing Lead with a 49% equity stake to install the operational layer that should already exist, stabilize client handling, and reactivate the pipeline.
Phase I · Legacy Foundation
Built by Mr. Greg
Founding → mid-2024
Original Modern Lao Homes operations under founding ownership. Hospitality & institutional fit-outs, residential expansion, and a sustained Facebook brand voice through 2022 (peak 277 posts).
International work — Samba Bank HQ · Millennium Hotel · Convention Center · El-Seif FM (Saudi Arabia) photos & contracts pending
Documented residential builds — Khounkham & Sarah's House, Ban Huayhong 2-storey 4BR, Vientiane villa $135K, Ban Xiengda
Premium materials channel — Bunnings Australia partnership via Bunnasia (Merbau decking, Earthwool insulation)
Founder & founding dateto confirm
Phase II · Asset Takeover
Inherited by Mr. Gary
Mid-2024 → April 2026
Operational asset transferred to Gary Snider. The existing project backlog and outstanding obligations transferred with it. The technology, marketing, and management infrastructure that should have been installed at handover was not. Brand activity declined; disputes accumulated; operational tracking remained ad-hoc across email, WhatsApp, paper, and memory.
Active dispute — Win subcontractor — labor payment dispute, escalating April 2026
Page hijack — January 2026, dropshipping spam, unremediated
No CRM, no automation, no centralised client tracking
Phase III · Stabilization
Installed by Sam
April 2026 → forward
Sam joins as CTO & Marketing Lead with 49% equity to install the operational infrastructure that should already exist: CRM, automation, content production, client communication, financial reporting, and security. The objective is not new strategy — it is to bring the company up to the operational baseline of any 2026 mid-market firm.

§ 03 — Capability Gap Matrix
What should already be there. What actually is.
A side-by-side audit of operational capability vs. industry baseline for a 2026 mid-market construction firm.
A firm with 36K audience, 11 active projects, and historical work at Crowne Plaza scale should have the following operational layers running. Most do not currently exist. None are exotic — every line item below is standard infrastructure for any 2026 small-to-mid construction company.

Critical cross-reference: Jacam Lao Consultant Group Co., Ltd. is the same legal entity signed as subcontractor on the Violaine/Ben Vang Vieng build (subcontract dated Feb 12, 2026). The labor-payment dispute is therefore unfolding on the only active revenue project — meaning the $1,500 contest is not a peripheral issue, it is happening on the foundation MLH just poured March 31. Resolution path must preserve build continuity.

§ 07 — Historic Paid Customers
Nine paying customers. Zero references. The single most under-utilized asset on the books.
Real money from real clients sits in Messenger history — never converted into testimonials, case studies, or referral channels.
In any 2026 mid-market construction firm, recent paid clients are the highest-leverage marketing asset a company has. Modern Lao Homes has nine. Three closed in the last 18 months. None have been asked for a testimonial, photographed for a case study, or invited to refer.
9
Untapped References
Reactivation strategy for this asset: with consent, photograph the completed work · request a one-paragraph testimonial · publish as bilingual case study to FB / IG / TikTok / YouTube · introduce a referral kickback (e.g., $500 credit on referred contract). The 3 most recent (Walter Cassidy, John Feheley, Mai Lia) anchor immediate Q3 marketing. The 6 historical (Nandan, Kim Sun, Dene Smith, James Nilaxai + 2) anchor "since 2017" depth claims.

Two warm names already in hand. Close them first.
Before any marketing spend or capability rebuild — close what's already on the table.
⚡ Highest-leverage 30-day action
Two qualified leads — Cameron Stovold and David Dravinac — represent $33–38K in advance alone, with no marketing investment required.
Both are warm, both have established conversation history, both have been told MLH is interested. What they need now is a complete sales packet: a presentation deck explaining the build approach, a tailored proposal with their plot/budget, and a ready-to-sign agreement template. Each takes 4–6 hours to produce. Both should be in their hands within 7 days of capital authorization.

§ 10 — Brand Reactivation
36,048 followers who hear nothing — converted into the engine.
How the dormant audience becomes pipeline through Facebook, Instagram, TikTok, YouTube, and word-of-mouth.
Audience composition is decisively local: ~95% Lao (Lao + Thai script + romanized Lao first names: Noy 411, Nang 124, Lar 115, Bee 109, Keo 84). The high-value DM segment sits in the Latin-script 5% — Cameron, David, Walter Cassidy pattern. Reactivation must run two parallel content threads: Lao-first for the 95%, English-thread preserved for the high-value expat conversion lane.
